How to Know if You Need Roof Replacement?

A standard asphalt shingle roof lasts around 12 – 15 years. Metal and tile roofs have a longer lifespan, so if you think your roof is nearing its replacement age, you need to start thinking about your next roof.
If any previous roof was installed on top of your pre-existing roof, you will need to think about a roof replacement. Overlaying is a simple fix which can often mask bigger roofing issues beneath the surface.
Flashing is there to help keep moisture out from the joints in your roofing system. Depending on the age and quality of your roof, the flashing could either be made of roof cement, tar, or metal. Damaged, degraded, or missing flashing does mean your roof is at greater risk for water damage.
The appearance of ice dams often means you have roof ventilation problems. When your roof is not ventilated properly, the heat from the attic will melt the snow on your roof. This, in turn, runs off the edge of your roof or into your gutters, after which the cold air causes it to refreeze. This ice dam will cause the next wave of snow to do the same, and so on and so forth.
Have you started to see water stains on your ceilings, walls, or the outside of your home? Do you hear a dripping sound coming from your ceiling? This often means you have a leak in your roof. First, check the insulation in your attic, should you find it is soggy, that means you have a problem. Walking on your roof is extremely dangerous and not recommended! However, if you have walked on your roof and found soft sections, then the chances are that your roof has water damage and will need to be replaced.
